Condo Building Insurance Documents

Certificate of Insurance, is obtained by the unit owner. Contact Peggy Butters of Hub International New England, LLC (formerly McCarthy Insurance), Wilmington, MA. Their number is 978-657-5100. The insurance company requires a minimum of five(5) days to get this out to you or your mortgage company. They will fax you a form requesting specific information for your mortgage company. 6(d) Certificate

The document is proof that one's condominium payments are current. This document is usually required during a mortgage or refinance process.

Payments made to the Dartmouth Group in MA, will cause a delay in Posting.

Trash

It is very important to fill the rash dumpster from the back. Take an extra minute and load your trash into the dumpster from the back. The more trash we can get in them the less problems we will have with overflowing bins. We have asked the town to pick up on Tuesdays and Thursdays to help alleviate some of the issues, but whether this actually comes to pass is not entirely certain. For the consideration of ourselves and our unit neighbors, please put all trash in the dumpster and take the time to make the most out of our dumpster AGAIN, ALL TRASH MUST BE PLACED IN THE DUMPSTER!, thank you.

Parking

Plain to see is that parking is at a premium here at Village Estates. Each unit has 2 deeded spaces; one in the garage and one in a numbered space outside your unit. The visitor spaces are reserved for visitors. All cars must be registered with the management company. Send your information to the management company and numbered, yet unobtrusive, parking stickers will be mailed to you. There is no cost to you for these stickers.
Illegally parked cars make it impossible for the fire department to get emergency equipment into our complex. This is a real and dangerous issue for us and the City of Woburn emergency services departments. Illegally or long term parked and unknown vehicles will be towed by us or by the City of Woburn. These towing expenses are the responsibility of the owners/drivers of the towed vehicles. Vehicles should not be parked in the zones in front of the trash areas, marked no parking areas or in others units spaces (unless prior arrangements have been made with that owner). Long term parking is available off site at a fee but as of this date, no one has taken advantage of this option.

Pets

Pets are limited by the condo documents. We would rather not have to confront any owner with TOO many pets. Curbing, leashing and picking up after your pets is a condominium bylaw and a Town of Woburn ordinance. All dogs must be on leash at all times.

It is important for the health of the grounds and landscaping, that residents curb your pets in the most considerate and discrete way possible. Please be considerate of all residents and pickup after your animals. Click here for the City of Woburn, MA web site link.

Ice Melt

Ice Melt will be provided at least once at the beginning of winter. See Newsletter when the Ice Melt will be distributed. On the distribution days, put your previous year's bucket or container on your street side steps. If you do not have a container from the previous year, please provide your own bucket or container to be filled. Please USE the ice melt as needed throughout the winter. Use it on your stairs and steps to keep you, your family and your guests safe. Please contact the Management company or a Board member for any questions you may have.

Snow Removal

Winter weather, and snow removal are a fact of New England winters. Our close quarters make snow removal a challenge at best. When you hear the plows, please move the cars parked out of doors. This will make the snow removal much easier and more thorough.
Follows is an idea of what it costs to keep this complex snow free. Our snow removal costs are extremely high for several reasons. First, we have insisted on the company shovel steps. This costs an additional $300 per visit. We are required by the Town of Woburn to cart snow from our property when it accumulates over 12". This costs nearly $3000 per day for labor and equipment. Our Snow removal contracts will cost us in excess of $20000, without carting snow removal, for the 2008-2009 winter season. We have received 60+ inches of snow this season.

Storm Doors

Storm doors are an optional improvement to the exterior of the unit. The total cost, to the owner, is approximately $400.00 including installation. In order to maintain the good and standard looks of the complex, there are certain doors approved for installation. Heating System Vents

According to our legal counsel, It is the responsibility of unit owners, not the management company nor the association, to keep the vents (the PVC plastic pipes protruding from the building behind each unit) at the back of each unit clear and free of snow or drifting snow. If these vents get blocked or clogged, your heating system will shut down. This could cause natural gas exhaust to back up into your unit.

Broadband and Satellite Facilities

Woburn is served by cable companies, Comcast and RCN. Direct TV and dish network provide satellite service. Verizon's Fiber Optical based services, FiOS, provides telephone, internet and television throughout Woburn and Village Estates.

These companies offer television content, high-speed Internet and telephone facilities to us. Condominium rules permit satellite dishes as long as they are no bigger than eighteen inches in diameter, and not affixed to the outside or roof of our buildings. Place the dish on a post no taller than six feet tall. Please contact the management company or the board for any questions you may have.
